inver.tips is a real estate analytics platform. We index publicly available listing data from real estate portals in Paraguay and transform it into market analytics, scoring, and visualizations. Our use of this data is based on the following principles:

• Factual data is not copyrightable. Property addresses, prices, square meters, and bedroom counts are objective facts about real-world properties, not creative expression.
• Our use is transformative. We do not republish raw listings. We aggregate, analyze, score, assess flood risk, and visualize data - creating entirely new analytical products.
• All data we index is publicly accessible on the open internet, viewable without login or subscription, and intentionally published to attract buyers.
• We function like a search engine. Google indexes the same listings we do - in fact, the portals invest in SEO and publish data in structured formats specifically designed to be read by automated systems. inver.tips indexes that same public data, transforms it into analytics, and directs users back to the source. The legal principle is identical.
• Paraguay does not recognize database sui generis rights. There is no legal framework in Paraguayan law (Ley 1328/98) that protects non-creative compilations of facts.

Every listing on inver.tips links back to the original source. Our analytics drive referral traffic to source platforms - the same model as search engines driving traffic to the sites they index. We believe our platform benefits the real estate ecosystem by increasing market transparency.

The inver.tips platform - including its scoring algorithms, flood risk models (HAND analysis), data cleaning heuristics, visualizations, and user interface - is our original work and is protected by copyright.

The underlying factual data (property prices, locations, areas) belongs to no one. Facts are free.

inver.tips provides market analytics for informational purposes only. We are not a licensed real estate broker, appraiser, or financial advisor. Our scores, yield estimates, and flood risk assessments are algorithmic approximations based on publicly available data, not professional valuations.

Asking prices are typically 5-15% above actual closing prices. Gross yield estimates should be discounted 30-40% for taxes, vacancy, and maintenance. Flood risk is modeled, not surveyed. Always conduct your own due diligence before making investment decisions.

We respect intellectual property rights. If you believe any content on inver.tips infringes your rights, we provide a straightforward process to address your concerns.

We will acknowledge all legitimate requests within 5 business days and take appropriate action within 15 business days. We evaluate each request individually and reserve the right to seek legal counsel before responding.

We collect minimal personal data:

• If you sign in with Google, we store your email address and name to manage your account and subscription tier.
• We use standard web analytics to understand traffic patterns. No personal data is sold to third parties.
• Payment processing is handled entirely by our payment provider (Paddle). We never see or store your credit card information.

You can request deletion of your account data at any time by contacting us.

These terms are governed by the laws of the Republic of Paraguay. Any disputes arising from the use of this platform shall be submitted to the competent courts of Asuncion, Paraguay.
